Building Survey Report (Level 3)

Single Defect Report

This report is for a single specific issue such as damp, subsidence,  or defects to elements of the building such as walls, roofs, chimneys, floors etc.

The report will tell you about the construction of building, any alterations and history of the building development as far as can be ascertained, any limitations of the inspection found during the survey and any risks that may be present. The report will also inform you of any element of the building that requires costly or more frequent maintenance than would be normally expected and if further investigations or specialist advice is required.

The report will not tell you details about any normal maintenance issues, minor defects, wear and tear or elements that not are not visible or for Health and Safety reasons.

 

New Build Snagging Report 

This report is specifically for new build properties and designed to provide impartial advice about incomplete or cosmetically incomplete works and will help to avoid buyer/developer conflict issues. The report does not cover alterations and or extensions of older properties.

 

We do not provide valuations, mortgage lenders surveys or surveys for Houses of Multiple Occupation (HMOs). However, if you do require a valuation please get in touch and we will put you in contact with a trusted Valuer partner.

 

The Survey Process

Thank you for considering our services for your property purchase.

Please provide us with the details of the property you’re interested in, along with the estate agent’s information and any listings you have.

We will conduct an initial desktop survey and send you a quote for the full property survey.

After you receive the report feel free to reach out for a complimentary one-hour consultation to discuss any concerns or questions you may have.

Please note that we do not provide cost for any repairs or maintenance recommended.

​The Property Survey 

The surveyor will reach out to the estate agent managing the property schedule for an appropriate date and time for the survey.

Expect the surveyor to spend around 4-6 hours on-site for a comprehensive assessment.

If the property is particularly large or if adverse weather conditions arise, the survey may take longer, but rest assured, there will be no additional charge for a re-visit due to bad weather.

The completed survey report will be emailed to you as a pdf format  in 5 working days from the property survey.

 

Printed copies may be available on request and subject to printing costs
